Director of Structures (Condo)

Incumbent: EJ Gibson

Duties & Responsibilities:

• Responsible for Condominium buildings.  Buildings to include structures and underground parking
• Work with Management Company to create annual maintenance plan.
• Insures maintenance plan is implemented as agreed, including building & roof repairs, painting, chimney inspections, etc.
• Works with Management Company to obtain bids and negotiate contracts for approved major maintenance or upgrade projects.
• Monitors progress of all building projects.
• Reviews and follows-up on building related items identified in monthly Board walk-arounds as well as items identified by homeowners.
• May authorize discretionary expenditures of up to $1,000 within budget constraints without Board approval.
• Reports to Board at each meeting and annual meeting. Report to cover issues, recommendations and budget status.
• Maintain 1 year, 5 year and 10 year plans for building maintenance and improvements with items prioritized.
• Draft annual budget
• Member of Architectural Control Committee
• Review SECURITY procedures and issues
