Position Description
Director of Structures (Condo)
Duties & Responsibilities:
- Responsible for Condominium buildings. Buildings to include
structures and underground parking
- Work with Management Company to create annual maintenance plan.
- Insures maintenance plan is implemented as agreed, including building
& roof repairs, painting, chimney inspections, etc.
- Works with Management Company to obtain bids and negotiate contracts for
approved major maintenance or upgrade projects.
- Monitors progress of all building projects.
- Reviews and follows-up on building related items identified in monthly
Board walk-arounds as well as items identified by homeowners.
- May authorize discretionary expenditures of up to $1,000 within budget
constraints without Board approval.
- Reports to Board at each meeting and annual meeting. Report to cover
issues, recommendations and budget status.
- Maintain 1 year, 5 year and 10 year plans for building maintenance and
improvements with items prioritized.
- Draft annual budget
- Member of Architectural Control Committee
- Review SECURITY procedures and issues
