Mountain Side Dues & Assessments

 

Association Dues

Association dues are used to fund the ongoing operation and maintenance of Mountain Side.  Major expenses for the Condominium Association and Homeowners Association (clubhouse) include:

Association dues are due on the 1st of every month, in advance.   Check, cash, credit card and direct payment from your bank account are acceptable forms of payment.  Beginning April 1, 2003, the management company will collect an additional service charge (currently 2%) on dues paid by credit card.  We recommend setting up direct payments from your bank account since this saves you time versus using a check, eliminates the possibility of late fees and allows you to avoid the credit card service charge.   To authorize direct payments from your bank account, complete the Authorization for Direct Payment form and return it to The Managers.

Note: Currently $46 / month per condo and patio home goes to the HOA for operation and maintenance of the clubhouse.

 

Assessments

The policy of the current board is to maintain a reserve sufficient to cover ongoing operations and scheduled maintenance.  Special assessments will be used for large unforeseen expenses and major projects such as the clubhouse renovation.

Late Charges

A $20 late charge is assessed on any payments received after the 10th of the month.   Furthermore, 1.5% per month interest is charged on payments overdue by more than 30 days.  Payments more than 90 days overdue will be referred to a lawyer for collection.  This could result in a lien on your property which may cost several hundred dollars to discharge.
